EasySeal™ is a professional-grade, solvent-based acrylic concrete sealer engineered for long-term protection on interior and exterior concrete surfaces. It forms a hard, durable, UV-stabilized acrylic film that protects concrete from water penetration, stains, UV damage, abrasion, and the daily wear of foot traffic, vehicle traffic, and weather exposure — while enhancing the color and character of the concrete underneath.
What separates EasySeal™ from the commodity acrylic sealers sold at hardware stores is the formulation. EasySeal™ uses an advanced industrial-grade acrylic resin that forms a harder, more durable protective film than the standard resins most sealers are built on. It's also UV-stabilized with a dual-protection system — a UV absorber that blocks ultraviolet radiation before it reaches the acrylic film, and a light stabilizer that protects the film from the inside — which prevents the yellowing, chalking, and premature breakdown that plagues cheaper sealers after a year or two of sun exposure. Sealing stamped concrete — Stamped concrete patios, driveways, walkways, and pool decks need a durable sealer that enhances the color and texture of the stamp pattern while protecting the surface from weather and traffic. EasySeal™ is one of the most popular acrylic sealers for stamped concrete because the solvent-based formulation delivers the depth of color enhancement and durability that stamped surfaces demand.
Sealing plain (unstained) concrete — Even concrete that hasn't been stained benefits from sealing. EasySeal™ protects against water penetration, freeze/thaw damage, staining from oil and spills, UV degradation, and surface wear. It also slightly darkens and enriches the natural color of the concrete, giving plain gray concrete a more finished, intentional look.
Concrete driveways — Residential and commercial driveways where the sealer needs to hold up to daily vehicle traffic, tire wear, oil drips, salt exposure, and years of weather. The solvent-based formulation and UV-stabilized acrylic deliver the long-term durability driveways require.

Clear topcoat over colored sealers — When a colored sealer (like a tinted concrete sealer) needs additional protection on high-traffic exterior surfaces, or when OxiGrip™ slip-resistant additive needs a carrier, EasySeal™ is the clear solvent-based topcoat designed for the job. Always use matching chemistry — EasySeal™ (solvent-based) over solvent-based tinted sealers.
Why UV Stabilization Matters in a Concrete Sealer
Most acrylic concrete sealers are not UV-stabilized. They use a basic acrylic resin that forms a film, protects the concrete for a while, and then gradually breaks down from sun exposure. The symptoms are familiar to anyone who's used a cheap sealer on exterior concrete: the clear finish turns yellow after 6-12 months, the surface starts chalking (leaving a white powdery residue on shoes and hands), and eventually the sealer peels, flakes, or wears away entirely — leaving the concrete unprotected and the stain or color underneath exposed to damage.
EasySeal™ is formulated with a dual UV-protection system that prevents this degradation cycle:
UV absorbers built into the acrylic formulation absorb ultraviolet radiation before it can reach the acrylic polymer chains and break them down. This is the first line of defense against sun damage.
Light stabilizers built into the acrylic formulation repair the molecular damage that UV radiation causes in the acrylic polymer chains over time. Even with UV absorbers blocking most of the UV, some gets through — the light stabilizers capture and neutralize the free radicals that UV creates, preventing them from degrading the film.
The combination of UV absorber + light stabilizer is the same dual-protection approach used in industrial protective coatings, automotive clear coats, and traffic-grade paints — applications where the coating needs to perform for years in direct sun without yellowing, chalking, or degrading. It's rarely used in consumer-grade concrete sealers because the UV-protection additives are expensive. Satin or Gloss: Choosing Your Finish
EasySeal™ is available in two finishes. Both provide identical protection — the choice is purely aesthetic:
EasySeal™ Satin — A low-sheen, natural finish that enhances the concrete's color without adding visible shine. Popular for residential patios, driveways, stamped concrete, and any project where the concrete should look protected and enriched but not glossy. The most popular finish for exterior residential applications.
EasySeal™ Gloss — A reflective, wet-look finish that adds visible shine and depth to the concrete surface. Popular for showrooms, retail spaces, restaurants, stamped concrete where the homeowner wants maximum visual impact, and any project where a gleaming sealed surface is part of the design intent. Also popular for interior concrete floors where the extra light reflection brightens the space.
How to Use EasySeal™ Acrylic Concrete Sealer
Full step-by-step instructions ship with the product. Overview:
- Confirm the concrete surface is clean, dry, and ready for sealing. The concrete must be free of dirt, oils, contamination, and any loose material. If you've just stained the concrete, make sure the stain is fully cured per the stain product's instructions before sealing. If you've just etched with CitrusEtch™, make sure the surface is fully neutralized, rinsed, and dry.
- Apply the first coat of EasySeal™ with a solvent-resistant pump sprayer, natural-bristle brush, or solvent-resistant roller. Work in manageable sections, applying an even, thin coat across the entire surface. Avoid puddling or pooling — thin, even coats produce the best result.
- Allow the first coat to dry for 4-6 hours depending on temperature and humidity.
- Apply the second coat. Two coats are recommended for full protection and the best finished appearance. Apply the same way as the first coat.
- Allow to cure fully. EasySeal™ typically dries to the touch in 4-6 hours per coat and reaches full cure in 24-48 hours. Light foot traffic is acceptable after 24 hours; full vehicle traffic should wait 72 hours.
- Optional for interior floors: Apply ProWax Polish™ over the fully cured EasySeal™ as a sacrificial layer that protects the sealer from daily foot traffic wear.
⚠ Solvent Safety
EasySeal™ is a solvent-based product. Application requires proper ventilation and safety precautions:
- Apply in well-ventilated areas — outdoors or with open doors, windows, and fans for interior applications
- Wear chemical-resistant gloves, safety glasses, and a solvent-rated respirator in enclosed spaces
- Avoid ignition sources (pilot lights, open flames, sparks) during and after application
- Store and dispose per local regulations
- Keep away from pets and children during application and curing
